No. Many clients come to us with a preferred architect. Others ask for introductions. We can collaborate with your team or recommend trusted partners.

How long does a custom home take?

Timelines vary by design complexity, site conditions, and approvals. During preconstruction we provide a milestone schedule with clear targets and update it as selections and permits are finalized.

You receive access to a client portal with schedules, progress photos, documents, and approvals in one place. Your project manager provides regular updates and is your single point of contact.

Budget and Pricing

Do you offer fixed price or cost-plus contracts?

We use both, depending on scope and design completeness. We will recommend the structure that best protects your goals, budget, and timeline.

How accurate are your estimates?

Preconstruction includes detailed takeoffs, allowances, and vendor quotes. We document assumptions and update the estimate as selections are made so you always know where the budget stands.

How are payments handled?

We provide a clear draw schedule tied to milestones. Invoices include supporting documentation. Your project manager reviews each draw with you.

Design and Selections

Can you help with interior design and selections?

Yes. We coordinate selections with your designer or introduce partners. You will receive a selections roadmap that keeps decisions on time and aligned with budget.

Do you build from stock plans?

We can build from your architect’s plans, adapt plans to site conditions, or help you develop a fully custom design. Our focus is smart, livable design with excellent flow and function.

Changes and Approvals

What if I want to change something during construction?

We document every change with a written change order that outlines cost and schedule impact for your approval in the portal. Nothing proceeds without your consent.

How do you keep projects on schedule?

Disciplined planning, early procurement, vetted trades, and proactive coordination. The schedule is visible to you and is managed daily by your project manager.

Site and Logistics

Who will be on site?

A dedicated superintendent and project manager oversee daily work. Only approved trades and vendors are allowed on site.

What are typical work hours?

Standard construction hours are weekdays during daylight. We can adjust for neighborhood or HOA guidelines and will post schedules on site.

How do you handle cleanliness and safety?

We maintain a clean, organized site with regular safety checks and end-of-day cleanup. Protective measures are used to safeguard finishes during later phases.

Quality, Warranty, and Care

How do you ensure quality?

Documented inspections at each phase, trade vetting, and close supervision by your superintendent and project manager. Before handover we complete a multi-point quality review and address every item on the punch list.

What warranty do you provide?

Every project includes a written warranty with clear response procedures. We review coverage at handover and provide direct contacts for service.

What support is available after move-in?

You will have a dedicated point of contact for warranty and service. We are available for seasonal checkups and future improvements.

Financing and Approvals

Do you work with lenders and draw inspections?

Yes. We coordinate with your lender on inspections and draw documentation and align our schedule to their requirements.

Can you help with permits and HOA approvals?

Yes. We manage permit applications and coordinate with HOAs and architectural review committees as part of preconstruction.
